Planned Preventative Maintenance (PPM) of Heating, Ventilation, Air Conditioning Systems, Chillers, Heat Pumps, Boilers, AHUs and BMS.
We will guide you through HVAC & BMS upgrade and replacement projects always keeping efficiency and ROI to the fore.
We will analyse and optimise your HVAC and BMS systems to maximise system performance and reduce overall energy consumption and costs.
Sirus provide 24/7/365 emergency callout services for BMS and Heating, Ventilation & Air Conditioning (HVAC) systems.
Digital Maintenance Solutions
We continue to do traditional (boots on the ground) maintenance and we also provide digital solutions. Our technology partners OPNBuildings, Sauter and Siemens enable us to monitor the performance and condition of assets via continuous commissioning technology.
Fault detection & diagnostics (FDD) engines enable us to perform data-driven maintenance routines that prolong HVAC equipment lifespan, reduce disruptions to occupants and improve asset operation. The software allows us to be less reactive in terms of maintenance than traditional methods and more prescriptive on how we resolve problems, meaning faster fix and less disruption. For example, when an AHU shows decreasing performance on its KPIs or an increased running cost, fault detection might point us to a stuck valve or damper and we can then send an appropriate engineer with details of the issue to the site in a very targeted fashion.
Sirus also have an in-house HVAC design department with Revit and BIM capabilities that can support the implementation of building maintenance through BIM.
Buildings benefit greatly from HVAC planned preventative maintenance (PPM) programmes and well-maintained systems are less likely to fail.
Sirus provide maintenance both for HVAC systems we have installed and for systems previously installed by others.
Sirus can draw up suitable PPM plans to:
- Cut costs and downtime.
- Extend the lifespan of the equipment.
- Ensure optimal energy efficiency.
- Improve Indoor Air Quality (IAQ) through IAQ audits and verification.
- Maintain a healthy, comfortable and productive work environment for staff and visitors.
Our BMS service package includes motor control centre (MCC) maintenance, field devices, environmental monitoring, calibration of sensors and software maintenance and upgrades.
We advise on the viability of energy-saving systems such as control strategy optimisation, submetering, automatic meter reading systems, automatic monitoring and targeting (aM&T) systems, and lighting control solutions.
Our engineers can add or modify control routines including time control, humidity control, temperature control, pressure control, air quality control (CO₂, CO), weather compensation, optimisation and enthalpy control.
